EPC ratings explained for home buyers
An EPC grades energy efficiency across seven bands from A, the best, to G, the worst. It remains valid for 10 years unless a newer certificate replaces it.
Download the certificate, rather than relying on the letter shown in a listing. It records estimated energy use and suggested improvements.
The rating describes energy performance. It does not report the condition of the boiler, roof, windows or insulation.
The A to G scale
Homes nearer A are modelled as more energy efficient. The certificate also shows the numerical score behind the letter and the potential rating after listed improvements.

Reading the recommendations
Compare the recommended measures with quotations, permissions and lease restrictions. The EPC cost estimate is a guide, not a contractor's price.
