# Property Diligence Sample Report

View the human-readable sample report at <https://propertydiligence.uk/sample>.

## What the sample shows

The sample shows how Property Diligence presents a prospective property's evidence in an interactive report and a one-page PDF. It separates evidence by area so a reader can find market context, environmental and physical risk, neighbourhood, connectivity, property and legal context, and area trajectory. It is a format example, not a prediction or recommendation about a different property.

Each finding is shown with its source and retrieval date. Where a valid comparison population exists, the report presents objective percentile context. Where it does not, the report presents a factual or ordinal value. Items without supporting evidence are marked not assessed.

## What changes for a real property

Every report is built for one UK property. Available evidence changes with the address, nation, small-area geography and source coverage. The selected profile changes the order and emphasis of the evidence for an investor, main residence, second home or rental decision. It does not change the underlying facts or create a hidden total score.

## Boundaries

The sample is an illustration of the report format. Property Diligence is independent desk research, not investment, financial, legal, surveying or safety advice. It does not inspect or value a property and does not replace a solicitor, surveyor or other qualified professional.
