# Property Diligence Methodology

Property Diligence uses available government and open-data sources to prepare a desk-research report for one prospective UK property. The available sources, geography and retrieval results determine what can be shown for each request.

## Method

1. The service maps the submitted postcode to the appropriate small areas and location points.
2. It retrieves the available evidence for the selected property profile.
3. It presents factual values, objective percentile context where a valid reference population exists, and clear source dates.
4. It separates evidenced findings from open items that still need checking.

The report does not create a hidden total score. The chosen profile changes the order and emphasis of the evidence, not the underlying facts. A source and retrieval date sit beside each reported figure so a reader can distinguish sourced evidence from items that still need checking.

## Evidence areas

- Market and investment context
- Environmental and physical risk
- Area and neighbourhood
- Connectivity
- Property and legal context
- Area trajectory
- Developer track record for eligible new builds

## Limits

The service uses desk-research sources only. Some sources cover one UK nation or geography better than another. Where a source cannot support a property-level finding, the report states the limit or marks the item not assessed. The report is information, not advice.
