# Property Diligence Coverage

Property Diligence prepares an independent desk-research report for one prospective UK property. Coverage depends on the property, its location, the UK nation and the public sources available for that place. It does not represent a complete survey, legal search or valuation.

## Evidence areas

- Investment and market context, including sale history, local price context, liquidity, yield context and council tax.
- Environmental and physical risk, including flood, ground stability, radon, contamination, sewage, air and noise where public data is available.
- Area and neighbourhood context, including crime, deprivation, schools, road safety, green space and amenities.
- Connectivity, including transport, broadband, mobile coverage and EV charging.
- Property and legal context, including title, planning, EPC and lease-related evidence where it can be sourced.
- Area trajectory, including planning and regeneration context.

New-build reports also include developer track-record evidence where it is available.

## Evidence sources

The report draws from public and government sources such as HM Land Registry, police data, planning data, Environment Agency registers, UKHSA and British Geological Survey data, Department for Environment, Food and Rural Affairs data, Department for Transport data, Ofcom data, census data and local planning records.

Every reported figure carries its source and retrieval date. The service shows a factual value or objective percentile context only where a valid reference population exists. It does not create a hidden total score; an unsupported item is marked not assessed rather than guessed.

## Limits

Property Diligence is desk research. It does not inspect or value a property, replace a solicitor or surveyor, or provide investment, financial, legal, surveying or safety advice. A source that cannot support a finding is marked not assessed rather than guessed.
